
A portion of a highrise apartment building's total operating costis attributed to maintenance. This portion increases as abuilding ages. In order to reduce maintenance costs it isnecessary to identify problem areas and determine methods ofdealing with them. Financial records indicate areas in whichmaintenance dollars are spent but they don't provide sufficientinformation for detailed scrutiny. More information is necessaryon the type, source and method of repairs. It was felt that adetailed study of the maintenance operations of a sample group ofhighrise buildings was warranted. Data was collected on sixhighrise apartment buildings. Data was compiled from contracts, staff work orders and records of emergency calls to the TenantEnquiry Board.
